How to replace .app bundles (folders) in /Applications?

I've been trying for some time now to replace an .app bundle (folder) in /Applications with an updated .app from my Downloads folder. I've tried "Rename/Move To", "Copy To", manual drag and drop, with or without admin mode. NC is always telling me that the .app file of that name already exists (which is great, of course), and then, when I click on "Overwrite", NC tells me that there was an error.

What am I doing wrong?

Did a test with just a folder with a txt file in it; overwrite was successful. So it seems to be some kind of a problem with folders that are .app bundles.

Did another test: when copying a newer .app from a mounted DMG volume into /Applications and replacing its older counterpart, everything works fine. It doesn't work, when moving (or copying) an .app from a normal directory, e.g. an .app that has been expanded from a zip archive into $HOME/Downloads. (? very strange)

Any possibility this is correlated with quarantine flag?
Use can use alt+cmd+x to check.

Can't say. (?) I have to test this first with the next updates that will be coming in. Currently I'm working around it by deleting the .app from /Applications and moving the new one there in its place.
